Homearama picks Beach for second year in a row

In 2009, Homearama will be held in a Virginia Beach neighborhood for the second year in a row.

The Tidewater Builders Association announced Tuesday that it has selected North Shore at Ridgely Manor, off Wesleyan Drive between Diamond Springs and Haygood roads, for its annual showcase for local custom home builders.

Homearama 2008 is Oct. 13-19 in Ashville Park off Princess Anne Road in southern Virginia Beach.

Located on the Norfolk reservoir Lake Smith, North Shore at Ridgely Manor features houses selling between $600,000 and $1 million. The 100-acre neighborhood, adjacent to Cypress Point, opened in 2006 and is being developed by Terry Peterson Residential. It will offer walking trails, birdhouses and a wooded perimeter.

Ed Sadler, president of the Tidewater Builders Association, said the organization chose another Virginia Beach location because it's in the heart of Hampton Roads.

"The site is centrally located, close to 64, close to the airport," he said. "We thought that would be a great way to access people in and out."

VB Council

VB Council needs to say no to developers.Infrastructure needs to catch up first.Their is only a 2-lane road (Princess Anne) to the 100 acre Ashville community .Across the street you guessed it another 100 + acre community going up called Sherwood forest!!!One two lane road!What idiot approved this!!!!Oh and backing up to Asheville is another 200+ acre community called Heritage Park which also has a two lane road called Sandbridge.Don't try going to the court house from their because it is fed by (you guessed it) a two lane road (Princess Anne) that backs up for miles in the mourning and afternoon.I am so sick and tired of nobody thinking ahead & building responsible.

BIGGIE SIZE MY McMANSION

Any builder can build an overpriced McMansion. How about a challenge where we see who can build the best home for under a measly $300,000. Than you will see the public interest in the homerama. Until than we get gaudy homes that won't sell for what the contractor dumps into them becuase of EGO.

So once the people get out, where are they going? Since the wizz-bang expert developers and traffic engineer politicians on the MPO decided the HRBT is not that important to expand, they will be going nowhere!

The good news is the $600K home will be $300K in 2 or 3 years, and the $1 million dollar home will be $500K. That is, if the builder doesn't go out of business by October! Wait, wait Mi Amigo! Don't hop the fence back to Mexico, there are still underpaid labor jobs for you that aren't being offered to our countries poor, since they complain over working extra unpaid hours. But my Realtor(R) said it's never been a better time to buy (or sell) a house. That real estate always goes up, and that I can simply refinance in a year and sell it for 20% profit before the negative amortizing interest only voodoo loan product adjusts (What's this $80K pre-payment penalty mean anyways?).

Varying Prices in the area

Ridgley Manor has condos that range from the high $100s to the high $400s also. It is not just North Shore. There are several neighborhoods with varying prices within the area. North Shore is on the upper end as they are all single family and have large lots.

The rest of the areas are condos of different sizes and prices. The traffic is a concern to me, however.

Just What we need

More over-development, concrete, and traffic congestion. When will VB council wake up and stop? I know, when the last tree/shrub and blade of grass is covered with asphalt and cement.

Refocus of Homearama

When I lived in the Florida Panhandle they conducted their annual Homearama as a multi-value event. Several houses were built in each of 3 different value bands so that everyone had something to look at and perhaps purchase. It makes great sense here, too.

The market has its ups and downs period. Its free enterprise aka Capitalism just because you cant afford those homes doesn't mean some else cant! People will go to the ramas with or with out the haters.

wHEN WILL THEY LEARN?

We're in a housing crunch, yet they still build these million dollar behemoths. I think the NAR and TBA need to get their heads out of their posteriors and build affordable homes and use alternative methods to give first class style on a budget. This would draw more to these events.
