A developer has closed on a deal to buy 23 acres of land on Greenwich Road, with an eye toward building a mixed-use complex of offices, apartments and a hotel.
The purchase price was $10.4 million, according to Mark Warlick, senior vice president of S.L. Nusbaum Realty Co., which marketed the property.
Page Johnson, president of Harmony Hospitality of Virginia Beach, confirmed the deal Thursday. Harmony bought the land, next to Interstate 264, from Landmark Communications Inc., the parent company of The Virginian-Pilot.
The land is in two parcels. One is 17 acres, across the street from The Pilot’s production facility. The other 6 acres are next to the plant’s east end.
Johnson said he hoped to present a first draft of development plans to the city by summer’s end. The land is zoned for offices, so city approval would be needed to build a hotel.

And after the new owners of the Pilot close the production facility (and print the remaining circulation at the local Kinko's) they can convert it to an even bigger hotel!
New Situation
Perhaps the first two posters missed the VDOT public hearing in which they announced improvements to the Interstate and the interchanges between the I-64/264 interchange and Witchduck Road. Most relevant to this piece of land is the plan for Greenwich Road to be a cul-de-sac just west of this parcel, and for Greenwich to loop over I-264 at this location to connect to Cleveland Street on the north side of I-264. This will put it on a straight shot across Witchduck (for which a separate improvement project has been planned) to Town Center. Therefore, this site will become even more valuable than it is now and will be a viable hotel and office site in conjunction with the road improvements. Landmark got a good price, and the buyers got a good piece of property that will be even better and the city gets very high valuable commercial development that contributes to the tax base. Sounds like a win/win/win.

This is a stupid idea. Witchduck and Newtown (the outlets for this part of Greenwich) are both horrendous. What a foolish plan! I hope they take out all the loans and permits and start building and then a sinkhole eats the whole property.

Uh, am I the only one who knows how horrendous traffic gets on either the Witchduck or Newtown ends? A Hotel!? That deep into Greenwich!? Uh, no. VB has more than enough hotels already.
