A Virginia Beach loan officer-turned-developer wants to build a 700-acre automotive and equestrian country club in southern Chesapeake.
The development would be called the Albemarle Estate & Country Club and would include a 2.7-mile road course, garage space and an equestrian facility, said Michael Nowzari, the developer.
Plans for the project, which is to be financed through private investors, are preliminary, he said.
Nowzari is in negotiations with property owners to acquire enough land to build the club, he said.
Nowzari, who is also a senior loan officer for Monarch Mortgage, said he hopes to reach a deal for the land within the next three months and then begin the rezoning process.
"The deal would obviously be contingent on having the land rezoned," Nowzari said.
If the development comes to fruition, it also would include a clubhouse and horse riding trails, with eventual plans for sports fields and bicycle trails.
Steven Wright, director of economic development for Chesapeake, said the city has had preliminary discussions with the developer.
"It appears as if it could be a viable project," he said.

Sound Great! Saves me the drive to VIR.
I hear they are in the final phase before breaking ground?
Never
gonna happen.
NASCAR?
A few good road tracks would probably do well. While the area doesn't have the money that you see in other areas, there are car and bike enthusiasts that could make use of a good road track. Sounds like it might be private and for the elite to play with their toys though.
Watch Out
This is the second time Nowzari has tried to hatch this crackpot idea. He tried a few years ago while at Resource Mortgage (now Fulton) and it went nowhere. All he accomplished was stiffing some vendors including my former employer. Stay clear.
Great Idea
What a welcomed change to realty when it comes to developing a project that truley appeals to the masses. Think of the number of people that love NASCAR and riding motorcycles. Not just men, but the number of women and families. Throw in an area for dirtbikes in the center of that track and you really got yourself a real project. This is a trend that Charlotte has picked up and is presently under construction in Spencer NC (High Rock Race Way). Get it thru zoning and I will be the first to buy a lot.
